What Is Owner Financing?
Owner financing (sometimes called a land contract or seller financing) is a simple arrangement: instead of going to a bank for a mortgage, you make your monthly payments directly to the seller. The seller acts as the lender. No bank approval process. No credit score minimums. No closing costs that stretch into the thousands.
At Wild Land Co, we use this model because we believe land ownership should be accessible not locked behind a loan officer’s desk.
How Do the Terms Work?
When you purchase land through owner financing, you agree on four basic things:
Down payment a one-time amount due at closing to get started.
Purchase price the same whether you pay cash or finance. We do not mark up the price for buyers who use financing.
Monthly payment a fixed amount paid each month until the balance is paid off.
Term length how many months the payments run (48 to 84 months, depending on the parcel).
Interest rate our standard rate is 12%. Put 15% down and we lower it to 10% at no charge, and you can buy the rate down further, to as low as 7%.
For example, a 5-acre parcel priced at $10,000 might be available for $500 down and about $230 per month for 60 months at 12% interest. That monthly payment already includes the property taxes and a $10 note servicing fee. Exact numbers are shown on every listing. No bank. No credit check. No prepayment penalty.
Is There a Credit Check?
With our properties, no. We do not run your credit. We care that you can make the monthly payment not what happened with a credit card ten years ago.
What Are the Fees?
We charge a one-time, non-refundable document fee to cover the paperwork. Your monthly payment includes a $10 note servicing fee and your property taxes, and every listing shows the full payment up front. There is no origination fee and there are no points.
